10 Tips For First Time Home Buyers

 

  1. Get Pre-Approved not just Pre- Qualified.  Most sellers will not accept offers without a pre-approval. It will also let you know your spending ceiling.

  2. Make a list of “MUST HAVES” and “ABSOLUTELY NOTS” for your home. 

  3. It is a good idea to look at homes with 1 more bedroom than you think you want if your budget allows. That extra room most likely become a want down the road for an office, playroom, workout room, etc.

  4. Check out the Cities you have chosen ordinances. Muni-Code is a site that you can search most Cities ordinances. Cities may put restrictions on things you want like; fences, number of pets, backyard lighting, playscape heights, boat/RV storage, etc. 

  5. Don’t make big purchases, NO new cars. NO new furniture. NO new credit cards. What you buy can affect your loan approval.

  6. Start saving for closing costs, It’s not just the down payment. Plan for inspections and closing costs too.

  7. Always get a home inspection!

  8. Ask questions — ALL of them, there are no silly questions when you’re making the biggest purchase of your life.

  9. Be honest about your budget. Buy what’s comfortable for your lifestyle, not what’s “max approved.”
